A website built for your business, and kept up for you.

This agreement is between ModusBunker (Tyler Dunn), Harrison, Arkansas ("ModusBunker"), and the business signing it ("Client").

1. What you get

• Launch: a custom website for your business, built to work on phones, and checked for accessibility (people using screen readers and other tools) before it goes live.
• Every month after launch: hosting, security, backups, fixes, unlimited small changes, and one bigger change a month.
• Your contact form sends messages straight to you.

2. Small changes (included) vs. new work (quoted first)

Included: changing what's already on the site. Words, prices, hours, specials, menu items, phone or address, swapping photos, holiday closures, announcements, fixing anything broken.

One bigger change a month (included): something new that takes up to about 1 hour, like a new page, a new section, or a seasonal refresh. It doesn't roll over to the next month.

Quoted first: anything past that. A second bigger change in the same month, online ordering, booking, payments, a redesign, a new logo, or writing a lot of new content. Extra pages are $100 each; features are quoted.

Tie-breaker: if it's unclear, the time decides. Up to about 1 hour of work counts as your monthly bigger change; more than that gets a price first.

How to ask: text or email Tyler. Small changes are done within 1 hour during business hours (Mon to Fri, 8 to 5). Requests after hours are done by 9 the next morning. Your monthly bigger change is done within 5 business days. Anything that goes past it gets a price within 1 business day, before work starts. Nothing is billed without your OK.

3. Price

• Launch: $500. $250 when you sign, $250 when the site goes live.
• Monthly: $100 a month, starting the month the site goes live.
• Annual option: $1,100 per year paid up front instead of monthly; the same 12-month term; renews yearly unless canceled with 30 days' notice.
• Term: 12 months. After that it continues month to month, and either side can stop with 30 days' notice.
• Ending early: in the first 6 months, the remaining months of the 12 are due. After 6 months, half of the remaining months are due.
• Late payment: if a monthly payment is more than 30 days late, ModusBunker may pause the site until it's paid. You'll get a heads-up first.

4. Your domain and your content are yours

• The web address is registered in your business's name. ModusBunker manages it for you. Domain renewal is included in the monthly price.
• Your words, photos, logo and customer messages belong to you. You confirm you have the right to use any photos or content you send.
• If you leave: once your account is paid up, you get a copy of your site files and control of your domain.
• ModusBunker keeps ownership of its own tools and templates and may reuse them, never with your content.

5. What we don't promise

• No promise of a search ranking, number of customers, or sales.
• You're responsible for the accuracy of what you ask us to post (prices, hours, specials).
• Accessibility is checked at launch and when changes are made. This is good practice, not a legal certification.

6. Limit of liability

ModusBunker's total liability under this agreement is limited to what the Client paid in the 12 months before the claim. No liability for lost profits or indirect damages. (This does not cover gross negligence or intentional misconduct.)

7. Privacy

We keep your business information and your customers' messages private and don't share them without your permission.

8. Law

Arkansas law applies.
